Anyone looking to renew or insulate their facade quickly asks the same question: what will it cost? The honest answer is that there is no fixed price. Two homes in the same street can receive very different quotes.
That is not arbitrary. The price depends on a number of clear factors. Those who know them will better understand what a quote consists of and can make more targeted choices.
1. The surface area of your facade
The most important factor is simply how many square metres need to be treated. Windows and doors are subtracted from this, but the edges around windows and doors do require extra work.
The number of facades also plays a role. A terraced house with only a front and back facade requires less work than a detached house with four facades. The larger the surface area, the more advantageous the price per square metre often becomes, as fixed costs such as site setup are spread over more metres.
2. The chosen finish
Each finish has its own material and method, and therefore its own price.
- Render is a popular and versatile finish with a sleek appearance.
- Sprayed cork is an elastic, breathable layer that also adheres well to older facades.
- Brick slips provide the look of a classic brick facade, even on top of insulation.
- Limewashing is a thin lime layer where the structure of the brick remains visible.

3. With or without insulation
If you choose a new finish on top of facade insulation, additional materials and labour hours will be added. In return, your home becomes more energy-efficient, your comfort increases, and your EPC score improves.
The thickness of the insulation also determines the price. Please note: to be eligible for the Mijn VerbouwPremie, you must achieve an Rd value of at least 3 m²K/W for exterior insulation. Sufficient insulation is also a condition for the Mijn VerbouwLening.
4. The condition of your current facade
A three-storey facade requires more scaffolding and safety measures than a single-storey home. The finishing of details also counts: connections with the roof, downpipes, windowsills, and corners. With facade insulation, the facade moves forward, which means windowsills sometimes need to be adjusted or replaced.
5. Accessibility and details
Before a new layer is applied, the substrate must be in good order. Loose plaster, cracks, moisture problems, or heavily soiled bricks first require repair or thorough cleaning. The better the condition of your facade today, the less preparatory work is needed.
6. VAT, grants, and advantageous loans
Fortunately, there are ways to reduce the total cost.
6% VAT instead of 21%
Has your home been in use for at least 10 years and will it remain more than half a private residence after the works? Then you pay 6% VAT for renovation works instead of 21%. A condition is that the contractor both supplies and installs the material.
Mijn VerbouwPremie
Since March 1, 2026, the two highest income categories no longer receive a grant for wall insulation. Nothing changes for categories 3 and 4. Mijn VerbouwLening
Through the Mijn VerbouwLening, you can borrow up to 60,000 euros for energy-efficient renovations, repayable over a maximum of 25 years. The interest rate is 1.5% for income category 2, 0.5% for category 3, and 0% for category 4. The home must have been connected to the electricity grid before January 1, 2006.
